At Cognicon, we aim to make the property rental process as smooth and as transparent as possible. Here are some of the most common questions we receive from prospective tenants:

About Cognicon and Our Properties:

  • What type of properties do Cognicon offer for rent?
    We offer a range of 3 or 4 bedroom houses in East London. Please see our “Property Listings” section for current availability.
  • Where are your rental properties located?
    Our residential properties are located predominantly in Newham and Barking and Dagenham Boroughs in East London. Specific addresses are provided at each property listing.
  • How long are your typical lease agreements?
    Our standard lease agreements are for 12 months, but we may offer some flexibility depending on the property and circumstances. Please inquire about different lease options for individual properties if needed.
  • Are pets allowed in your properties?
    Our pet policy varies depending on the specific property. Please check the individual property listing or make a direct enquiry about our pet policy for a particular rental.
  • Are your properties furnished or unfurnished?
    The furnishing status varies by property. Each listing will clearly indicate whether the property is furnished, partially furnished, or unfurnished.

The Rental Process:

  • How do I arrange a viewing of a property?
    To arrange a viewing, please contact us via our Contact Us page; email us at contact@cognicon.co.uk; or through the inquiry form on the property listing. We will do our best to accommodate your preferred viewing times.
  • What is the application process?
    Once you have viewed a property and wish to apply, we will ask you to fill in the application form and send us supporting documents. We will ask about your employment, income, previous rental history, and references. We also conduct credit checks and reference checks where necessary.
  • What documents do I need to provide with my application?
    Typically you will need to provide personal photo ID (e.g. passport, driving license), proof of income (e.g. payslips, bank statements), proof of regular rent payments to current landlord, and contact details for references (e.g. previous landlords, employers) as well as government issued right to rent share code if required.
  • How much is the security deposit?
    The security deposit is typically equivalent to one month’s rent, and is held to cover any potential damages beyond normal wear and tear during your tenancy. The deposit will be protected in a government approved deposit protection scheme.
  • What happens after my application is approved?
    Once your application is approved, we will prepare a tenancy agreement for you to review and sign. You will also be required to pay the security deposit and the first month’s rent before the start of your tenancy.

During Your Tenancy:

  • Who is responsible for property maintenance and repairs?
    As the landlord, Cognicon is responsible for maintaining the structural integrity of the property and carrying out necessary repairs. Tenants are responsible for keeping the property clean and reporting any maintenance issues promptly.
  • How do I report a maintenance issue?
    Please report any maintenance issues to us via phone or email. We will address maintenance requests as quickly and efficiently as possible.
  • What are the rules regarding rent payments?
    Rent is typically due on move in date every month, and should be paid via bank transfer / standing order. Details of payment methods will be outlined in your tenancy agreement.
  • What happens if I need to end my tenancy early?
    If you need to end your tenancy before the agreed-upon term, please refer to the early termination clause in your tenancy agreement. This may involve a penalty or responsibility for rent until a new tenant is found.

    Our office hours are 9am to 6pm weekdays. You can contact us outside of these hours for emergencies only.
